Ejari Registration Explained: Why It Protects Both Tenants and Landlords

"Ejari" — Arabic for "my rent" — comes up constantly in Dubai rental conversations, but a lot of tenants only learn what it actually does the first time they need it for something else entirely: a visa renewal, a DEWA connection, or a dispute they didn't expect to have.

What Ejari actually is

Ejari is Dubai's official system, run by RERA under the Dubai Land Department, for registering tenancy contracts. Introduced in 2010 under Law No. 26 of 2007, it takes a private agreement between landlord and tenant and turns it into an officially recognised, government-registered document.

Registration is mandatory for every residential and commercial tenancy contract in Dubai — not optional, and not just for the landlord's benefit.

How to register

Registration can be completed through the Dubai REST app (fully digital, typically processed within 1–2 business days), in person at an approved Ejari typing centre (often same-day), or through a Dubai Real Estate Trustee office. Total cost is generally in the range of AED 170–220 depending on the route chosen.

Renewal isn't automatic. Ejari must be re-registered every time a tenancy contract is renewed or extended — it does not roll over on its own. It must also be formally cancelled when a tenancy ends, which matters if you're moving out or switching properties.

Why an unregistered contract is a real risk

A tenancy agreement that exists only as a signed PDF between you and your landlord, without Ejari registration, is not recognised by the Dubai Land Department. In practice, this means you may struggle to get essential services connected, and if a dispute arises over rent, deposits, or an eviction, you have significantly weaker legal standing without a registered Ejari to point to.
